Yu-Lok-It Boat & Mini Storage Facility Rules

These rules are part of your Rental Agreement. We may update them from time to time. An update takes effect 30 days after we send you notice of it, so you have time to move out if you do not accept it. For a new tenant, the rules in effect on the day you sign apply.
GATE AND ACCESS
1. Access is available 24 hours a day, 7 days a week with your personal gate code.
2. Your gate code is personal. Keep it private and do not give it to anyone. Anyone else who needs access must be added to your account as an authorized contact and will get their own code.
3. You are responsible for every person and vehicle that enters the facility on your gate code.
4. Wait until the gate is fully open and has stopped moving before you drive through.
5. After you pull through, stop and wait until the gate has closed completely behind you, so no one else enters or leaves while the gate is open for you.
6. Do not drive through a gate that someone else has opened. One vehicle per gate opening. A vehicle towing a boat or trailer counts as one vehicle, and the next vehicle waits for its own opening.
7. Damage to your vehicle, trailer or boat in the gate's swing area is your responsibility.
8. You are responsible for any damage to the gate, fence or any other part of the facility caused by you, your vehicle, or anyone who enters on your code.
9. Your gate access may be turned off whenever your account is not in good standing, including unpaid rent (access stops on the first day your rent is late), a partial or returned payment, any unpaid fee or balance, or a violation of these rules. While your access is off, you may not enter the property, and anyone who enters without active access, including by following another vehicle through the gate, is trespassing. Once your account is brought current, access is restored, which can take up to 24 hours.
10. We may refuse entry to anyone who does not have their own code or cannot show who they are.
11. Report any accident, damage or incident at the facility right away, before you leave the property, by text or email. Your report must include clear photos of the damage and a description of what happened and what was damaged.
12. Keep your phone number, email, mailing address and backup contact current with us.
13. Do not let anyone else use your unit, and do not sublet or assign it.
DRIVING AND VEHICLES
14. Speed limit is 5 miles per hour.
15. Do not block drive lanes, other units or the gate.
16. No vehicle or boat repairs, maintenance or fluid changes on the property.
17. Put a drip pan, mat or other protection under any vehicle, boat, trailer or engine that could leak. You are responsible for cleaning up or paying for any oil or fluid stains or spills.
18. We may move a stored vehicle, boat or trailer in an emergency. If your account is in default, we may have it towed at your cost as Missouri law allows.
19. No semi-trucks inside the gate without our approval in advance.
BOATS, RVs AND TRAILERS
20. No living or sleeping aboard.
21. Do not run an engine inside a unit or leave one idling on the property, except to drive in and out.
22. No draining bilge water, holding tanks or fuel on the property.
23. Boats, covers, tarps and equipment must be dry before they go into an enclosed unit, to prevent mold and water damage.
WHAT YOU MAY NOT STORE
24. No hazardous, flammable, explosive or toxic materials, including gasoline or fuel cans, propane or other gas cylinders, paint thinner or solvents, pool chemicals, fertilizer, fireworks or explosives.
25. Fuel and oil are allowed only inside the tank, engine or system built into a vehicle or boat. No gas cans, jugs, barrels or any other separate fuel container.
26. No guns or ammunition.
27. No food, animal feed, birdseed, garbage or anything that can spoil or draw rodents or insects.
28. No animals or plants.
29. Nothing illegal and nothing stolen.
30. No loose tires (tires not mounted on a vehicle or trailer). Spare tires on a vehicle or trailer are fine.
31. Everything stays inside your unit, not in front of it or on top of it. Items left outside a unit may be thrown away.
BATTERIES
32. No golf carts, electric bikes, scooters or electric motorcycles, and no vehicles powered by lithium-ion or other high-risk batteries, including hybrids.
33. A lithium battery installed in a boat as part of how it runs is allowed if it is in good working condition and is charged only with a charger made for that battery type that switches to a maintenance charge on its own when full.
34. Loose rechargeable batteries are limited to three per unit, each 20 volts or less and 7 amp-hours or less, with the rating printed on the battery. They must be undamaged, kept in a closed metal container or a fire-resistant battery bag, and may not be charged at the facility.
35. No damaged, swollen or leaking batteries of any kind.
36. You are responsible for all damage to the facility and to other tenants' property caused by any battery you store, whatever the cause.
USE OF YOUR UNIT
37. Your unit is for storage only. No living, sleeping or overnight stays.
38. No business, workshop or selling from your unit.
39. No drilling, mounting or other changes to the unit.
40. Units with an outlet: the outlet is for a boat or vehicle battery charger only. No heaters, freezers, power tools or extension cords. You are responsible for damage caused by anything you plug in.
41. Never close your unit door while you are inside the unit.
LOCKS
42. Keep your unit locked with your own lock whenever you are not there.
43. If your unit is found unlocked, we may lock it at your cost.
44. Take your lock off when you move out.
45. Never cut your own lock. If you lose your key or cannot open your lock, a locksmith must pick it or remove it professionally, at your cost, with no damage to the latch or the unit. You are responsible for any damage to the latch or the unit.
TRASH, PETS, SMOKING AND CONDUCT
46. Take your trash with you. No dumping on the property; a cleanup fee applies.
47. No pets except service animals.
48. No smoking or open flame anywhere on the property.
49. Children must be supervised at all times.
50. No harassment or disruptive behavior, and no loitering.
51. No signs or soliciting without our written permission.
MOVING OUT
52. Leave your unit empty and broom clean.
53. No advance notice is needed to move out. On the day you move out, text or email us a clear photo of your unit taken with the door open, showing the unit number and showing the unit completely empty and swept clean, and tell us you are done with the unit. Close the door after you take the photo. Your unit is not considered vacated until we reply to confirm.
